Frequently Asked Questions

Below is a collection of questions that we've been approached about more than once. Generally, they are simple curiosity questions, with fairly simple answers. If your question isn't answered here, please Contact Us.

Question: Do you need an architect and how are the fees of an architect charged?
Answer: Yes you do need an architect or engineer. Plans must be submitted to the local college of architects and engineers sealed, stamped, and approved before they can be given to the local municipalities. This where building permits are obtained.
Architects will have a separate contract and are to be paid separately. For more information, please contact our in-house architect (Gecko Architecture).

Question: Generally, what is the cost of building in Guanacaste?
Answer: We are able to provide you with two methods of pricing:
  • Cost Plus
  • Price per Square foot/meter

    Question:what other costs outside of the base price exist BEFORE construction?
    Answer: There are a number of costs that may factor into your home before we even start building, depending on the condition of your land. Some of them are:
  • Tractor work
  • Water connection
  • Electricity connection
  • Tree removal
  • Topographer
  • Soil Testing
  • Land fill/Refill
  • Retaining Walls
  • Entrance Access
  • Home Insurance

    Question:What other costs exist AFTER completed construction?
    Answer: Depending on your desires, we can complete your home down to the last piece of furniture or microwave. Some of the after construction costs will be:
  • Landscaping
  • Furnitures
  • Electrical Appliances
  • Lamp Fixtures
  • Household Goods (Plates, linens, utensils, art, etc)

    Question:Can you build in different styles?
    Answer: Of course. We are inspired to build new designs and work with new methods whenever we are given the opportunity. Please feel free to brings us some of your creative ideas.

    Question:Is it worth it to import our own furniture and other belongings in a container?
    Answer: Costa Rica is a second-world country and there is not the luxury or availability of products and materials that there is in the United States. For this reason, it can be worthwhile to ship personal or construction materials from the United States. We have the capabilities and contacts to make this a smooth operation.

    Question:When can you start? How long will it take?
    Answer: While we're always busy and we have numerous crews working on four projects constantly.
    Building times are roughly:
    5-6 months for a 1300-2000 square foot home
    8-10 months for a 2000-3500 square foot home
    1 year + for anything larger

    The ideal time for building is during the Costa Rican summer, which runs from the middle of November until around June. However working during the rainy season is perfectly acceptable with minimal disruption. September and October are the worst times to begin construction on a home, depending on how heavy the Monsoon rains are.
